Airbnb Turnover Cleaning

Not a deep clean and not a light tidy — a reset to the standard in your listing photos, repeated identically after every stay.

Guests do not grade a property against a cleaning standard. They grade it against the photos that persuaded them to book. So the checklist we write at your walkthrough is built from those photos: the same cushion arrangement, the same towel fold, the same items on the counter, every single time.

Turnovers also fail in predictable places. Hair in the shower drain, limescale on the tap, crumbs in the toaster, a fingerprint on the fridge door, dust on the skirting behind the bed. Those are on the checklist as named items, not left to judgement.

Service 02

Linen Management

Fresh, pressed, hotel-grade linen on every bed, every stay — from a rotation we own and maintain, so you never buy or store bedding again.

The rotation. We hold a minimum of two clean sets per bed off-site. At each turnover the used set leaves the property in a sealed bag and a fresh set goes on. Nothing is washed on your premises, so a back-to-back booking never depends on a drying cycle finishing in time.

The standard. White cotton percale, 200 thread count — chosen because it takes a 60 °C wash, photographs cleanly under any lighting, and can be replaced from stock rather than matched. Sets are inspected for staining, thinning and seam wear on return, and retired on a fixed cycle rather than when a guest notices.

Your own linen. If you have bedding you want to keep — a specific colour, a duvet size, something the listing photos depend on — we launder and rotate yours instead, on the same terms. You keep the look; we absorb the logistics.

How the laundry actually runs.

Washed, dried, pressed and bagged off-site. Your washing machine stops being part of the operation.

Every property's linen is washed as its own load. Nothing is mixed between addresses — partly because it keeps counts honest, and mostly because it is the single thing hosts worry about most when they hear the word "shared laundry".

Wash cycle is 60 °C for bed linen and towels, which is the temperature that actually deals with skin bacteria and dust mites rather than just smelling clean. Detergent is fragrance-free by default — guests with sensitivities notice, and nobody has ever left a bad review because the sheets smelled of nothing.

Service 03

Property Inspection

Every turnover closes with proof. Not a text saying "all done" — a time-stamped photo set you can act on.

You receive the same shots every time, from the same positions, so you can scan them in fifteen seconds and know the property is right. Anything damaged, missing or running low is written up alongside them, with a photo attached.

The timing is deliberate. Platform damage claims generally have to be filed before the next guest checks in, which means the evidence has to exist within hours, not days. A report delivered after the next arrival is worth very little.

Service 04

Guest Supplies Restocking

Consumables counted at every visit and replaced before they run out — billed at purchase cost with the receipt attached, no markup.

  • Toilet paper — two spares left visible
  • Shampoo and conditioner, if you provide them

Kitchen

  • Coffee, tea, sugar and the welcome basics
  • Dishwasher tablets, washing-up liquid, sponge
  • Bin liners, kitchen roll, salt and pepper

Safety & wear

  • Smoke alarm tested, batteries replaced
  • Blown bulbs swapped from stock
  • Worn or chipped crockery flagged for replacement

You set a monthly consumables ceiling at the walkthrough. We stay under it without asking, and message you before spending over it.

Service 05

Key Handover

Someone at the door with the keys, the house rules and an answer to the first three questions every guest asks.

Self check-in works until it doesn't — a flat battery in the smart lock, a guest who cannot find the entrance, a late flight. An in-person handover removes that category of problem, and it is the single most reliable way to earn a mention in the review.

The handover covers keys, wifi, heating, waste separation days, quiet hours and the house rules you want stated out loud rather than buried in a manual. We record ID details where your permit requires it, and confirm the guest count against the booking — the two things that most often go wrong quietly.

Property Maintenance Coordination

Minor maintenance and contractor coordination — so the dripping tap our inspection finds on Tuesday is fixed before Friday's guest arrives.

Right now our inspections tell you what needs fixing; you still have to find someone to fix it. That is the obvious next step, and we are building it deliberately rather than quickly: a vetted list of trades per city, agreed call-out rates, and one of our team letting them in and checking the work.

We will not launch it until we can do it as reliably as the turnover itself. If you want it, say so on your quote request — host demand decides which city gets it first.
