Consistent cleaning quality is a systems problem, not an effort problem. Here is the system — what happens before your first turnover, during every one after it, and when something goes wrong.

Week one, once only.

The walkthrough

45 minutes at the property, free and without obligation. We measure it, count beds and bathrooms, photograph every room in its correct reset state, note the quirks (access details, appliance instructions, property-specific requirements), agree key access, and find out where you keep the spare bulbs.

Your property file

From that visit we write a checklist specific to your property — not a generic one — with your reset photos attached to each room. It is the document every cleaner works from, which allows any trained team member to maintain the same standard. You get a copy and can change it any time.

Calendar connected

You share a read-only iCal link from Airbnb, Booking.com, Vrbo or your channel manager. We monitor your shared calendar and schedule turnovers as bookings are added. Every Friday you get next week’s plan by email, so you can see the whole week before it starts.

Four hours is the whole business.

Many short-stay properties operate with a checkout-to-check-in window of around four hours. Everything we do is built to fit inside that gap with margin to spare.

Margin matters more than speed. A team that finishes at 14:15 can absorb a traffic delay, a heavier-than-usual clean, or a guest who leaves an hour late. A team that finishes at 14:55 cannot, and the first thing to go is the checklist.

Where the gap is genuinely short — a back-to-back with three hours or less — we send two cleaners rather than cut the list, and it is flagged as an express turnover in your weekly plan so the surcharge is never a surprise on the invoice.

  • Routes are planned so a delayed job cannot cascade into three
  • You are messaged if we will finish after 14:30, before it happens
  • We keep backup arrangements so one absence doesn’t drop your turnover

Judgement is the enemy of consistency.

Every named item below is worked through, per room, per visit. What isn’t written down doesn’t get done reliably — not because people are careless, but because “clean the kitchen” means eleven different things to eleven people.

  • Bed stripped, protector checked, remade fresh
  • Under the bed vacuumed, not just around it
  • Wardrobe emptied of anything left behind
  • Bedside surfaces, lamps and sockets wiped
  • Curtains and blinds set to the reset photo

Living & entrance

  • Floors vacuumed and mopped, edges and corners
  • Sofa cushions reset, underneath checked
  • Remotes, switches and handles disinfected
  • Interior glass, sills and radiator tops
  • Wifi card, manual and keys in position

The part most cleaning companies won't put in writing.

Things will occasionally go wrong. What separates a supplier you can build a business on from one you can't is what happens in the twenty minutes afterwards.

The guarantee, stated plainly

If a checklist item is missed and reported within 24 hours, we return to correct it. If correction is no longer possible because the guest has arrived, we discuss an appropriate resolution.

That promise only works because the standard is written down and the photos exist. It is not a marketing line; it is what the system is for.

The people behind the system.

The people who clean your property work from your property file, not guesswork — so the standard comes from knowing your place, visit after visit. Cleaners are assigned to properties deliberately, not at random.

The logistics.

Anything that publishes an iCal feed — Airbnb, Booking.com, Vrbo, Expedia, and channel managers like Smoobu, Hospitable, Guesty and Lodgify. We only need read access to dates; we never need your account login, and we will not ask for one.

Yes — our cleaners bring their own equipment and products to every job, so you do not need to keep a cupboard stocked. If you prefer specific products used in your property — a particular floor cleaner, or something fragrance-free — we use yours and note it in the property file.

Keys we hold are stored in a locked cabinet and tagged with a code, never an address, so a lost key cannot be matched to a property. They are signed in and out per shift. We would rather you used a key safe or smart lock, and will say so — it is safer for you and faster for us.

Yes. Plenty of hosts keep someone they trust for the quiet months and use us for peak season and back-to-backs. You book turnovers per date; there is no minimum and no exclusivity clause. We will share the property checklist with your own cleaner if you want the standard to match.

As little as possible. For a standard turnover we hold only the checkout and check-in dates — no guest names. Where you have asked us to run check-ins and your permit requires guest registration, we record only what the municipality specifies, pass it to you, and delete our copy. Send us the update as soon as you have it. Turnovers can be moved or cancelled free up to 24 hours ahead; inside that window we charge half the fee, because the slot is already reserved.

Yes — back-to-back, same-day turnovers are the core of what we do. Where the checkout-to-check-in gap is tight, we plan for it in advance so the window still holds.
