Linen leaves in a sealed bag and comes back pressed, counted and ready — so you never lose a booking to a missing duvet cover.
Most hosts buy three sets, wash them between guests, and discover on a back-to-back booking that nothing is dry. Our rotation removes the problem entirely.
We hold at least two clean sets per bed at all times. At each turnover the used set leaves with us and a fresh, pressed set goes on. Sets are laundered at 60 °C, checked for stains and wear, and retired on a fixed cycle rather than when a guest complains. You pay per turnover — no capital tied up in bedding, no storage cupboard, no back-to-back panic.

We only take on a city once we can staff it properly. That means a real team in the area, a laundry partner within reach, and enough spare capacity to absorb a sick day without dropping your turnover.

Back-to-backs are the reason the linen rotation exists. Because we hold clean sets off-site, we never wait on a wash cycle. Same-day turnovers with less than a four-hour gap are flagged in your weekly plan and staffed with two cleaners at a €25 express surcharge.
Whatever you already use: smart lock code, key safe, or a key we hold. Held keys are stored in a locked cabinet, tagged by code rather than address, and signed in and out per shift. We do not keep a key and an address together in the same place.
You get photos and a written note the same day, before the next guest arrives. That timing matters: platform damage claims generally have to be filed before the next check-in, and a time-stamped photo set is the evidence that carries them.
Yes — business liability insurance (AVB) covering damage caused during a turnover, and we are registered with the KVK. Certificate and registration number are on the About page and go out with your first invoice.
We work to whatever your permit requires and can carry out guest registration formalities at check-in, but the night limits, registration number, permit and tourist tax remain your legal responsibility as the host. Rules differ sharply between Amsterdam, Rotterdam and The Hague and they change — we will flag what we see, not advise you on it.
No. Prices are held for twelve months, but you can pause or stop with fourteen days' notice. Individual turnovers can be moved or cancelled free up to 24 hours ahead; inside that we charge half the turnover fee, because the slot is already staffed.
